When lenders have defaulted loans they begin foreclosure on the defaulted property by using a foreclosure company as a trustee. The final stage of the foreclosure process is for the foreclosure trustee to auction of the defaulted property at a trustee sale or sheriff's sale.  Below are links to foreclosure auction companies and auction foreclosure trustees who conduct the auction sales.

At the trustee sale, the property often goes back to the lender, usually because the opening bid at the trustee sale is higher than any auction bidders are willing to pay. The foreclosed property is now referred to as an Bank Owned Property or REO property and may be listed by a local real estate broker on the local MLS.  The foreclosed property is also usually posted on the lenders REO website.  Here is a Directory of free REO websites for all major lenders
